The combined precincts offers a unique environment for the development of a world class waterfront development.

The integration ensures the maximization of views and aspects of the waterfront and viewing experience integrating waterfront activities such as retail, food and beverage outlets, entertainment spaces, community activities and tourist hotels and serviced apartments.



Precinct A
Precinct A is the marina centrepiece of the waterfront and will comprise upscale service apartments, retail and residential developments as well as an elite Marina Clubhouse with unsurpassed views of the waterfront and direct access to marina facilities, retail stores and food & beverage outlets, the primary maritime destination for the development. A landscaped 15-metre boardwalk allows the public to take a leisurely stroll amidst tropical splendors while enjoying views of the bay.

This precinct aims to create a rich and diverse area that utilizes the landscape to create a "tropical" environment while maximizing the benefits of the waterfront views and the amenities of adjacent precincts.

Precinct B
Precinct B is located directly south of Precinct A and will boast of the Queensbay Maritime Square, the main focus and terminal of the entire Queensbay development. This will be a carefully landscaped open environment designed as a safe and lively public space that will become the cultural and social hub of a vibrant and interactive community.

Designated areas of the square will be covered and enhanced with lush tropical greenery, shady trees and water features to facilitate daytime use. Precinct C
Precinct C will feature a 5-star, 350-room international class hotel as an important element in the activation of the square. Boasting unsurpassed views of the straits and Jerejak Island, its dedicated pull in and grand entrance is emphasized by a Port Cochere, while lobby level lounges and bars centre activity to the waterfront areas. Outdoor terraces will create a symbiotic relationship between living and leisurely activities.

Other residential and commercial developments in this area will ensure a properly staged development with complete environments that are deliberately designed to maintain a human scale to the maritime areas. Each of the waterfront precincts consist of a low scale waterfront building comprising food and beverage outlets at promenade level. The 15-metre wide promenade provides adequate public space for pedestrian traffic and landscaping. All buildings have been developed diagonally to allow each unit to enjoy either sea or mountain views.

Precinct D
Precinct D consists of Residential and Commercial developments, encompassing served apartments that include low-rise and twin residential tower lots with allocation for commercial uses at promenade level to create a lively realm, complete with waterfront living charm, scenic views and amenities.

Precinct E
Precinct E is an extension of Precinct D, divided by the wharf consisting of five-storey and high rise serviced apartments that line up right to the waterfront for enticing scenic views, the provisions for some commercial use to heighten the public experience of the waterfront. A wharf structure gives and additional variety to the urban landscape surrounding the water's edge while providing a strong visual edge to the overall development.
